Lease and operate: beds near your campus or plant, without capex

Under lease and operate, RoomPe sources a building near your campus or plant, leases it, fits it out and runs it. You contract beds, not buildings. There is no capex on your balance sheet, and capacity flexes with admissions or with your hiring plan.

How does lease and operate work?

RoomPe assesses demand, finds a suitable building near the campus or plant, signs the lease, fits the building out, staffs it and runs it to RoomPe SOPs. The client contracts beds and gets one invoice, a live dashboard and a monthly MIS. Capacity can grow as admissions or hiring grow.

Who is lease and operate for?

Lease and operate suits any institution or employer that needs beds near its site without building or owning them: universities short of on-campus beds, coaching institutes with seasonal batches, and employers hiring in waves or bringing in workers from other states who need a safe bed from day one.

RoomPe runs the Navrachana University hostel at Kshitij Apartments in Bhayli, Vadodara, close to the campus. [VERIFY: confirm this site runs on lease and operate] See the property.

What does the client keep, and what does RoomPe deliver?

The client keeps the policy: who is eligible, allocation priorities, meal entitlements, approval and audit rights, and the final say on escalations. RoomPe delivers the building and everything inside it, from sourcing and fit-out to food, safety, staff and reporting, under one contract and one invoice.

How is lease and operate different from renting a building yourself?

Renting a building yourself leaves your team with the lease, the fit-out capex, hiring, vendors, compliance and complaints. Under lease and operate, RoomPe carries all of that and you pay for occupied capacity, so a saving on rent is not lost to transport, recruitment, absenteeism and admin time.

Do you own a building that could become a hostel?

Property owners and developers near campuses or industrial clusters can lease buildings to RoomPe. RoomPe takes on fit-out, upkeep, preventive maintenance and operations, and the owner deals with one operator instead of many tenants. Send photos, the location and capacity to start.

Frequently asked questions

What does “you contract beds, not buildings” mean?

It means the client pays for housing capacity and services, not for a property. RoomPe holds the lease, carries the fit-out and runs the building. The client’s commitment is a number of beds with meals and services, which can grow as admissions or hiring grow.

Is there any capex for the client under lease and operate?

No. Under lease and operate there is no capex on the client’s balance sheet. RoomPe sources and leases the building, fits it out, and staffs and runs it to RoomPe SOPs. The client pays for contracted beds and services under one invoice.

How close to the campus or plant are lease and operate buildings?

RoomPe looks for buildings near the campus or plant, because a short commute drives attendance, punctuality and retention, and NITI Aayog’s S.A.F.E. approach centres on housing beside the workplace. The exact distance depends on which buildings are available around each site and is agreed with the client during the assessment. [VERIFY: any standard distance or travel-time target]

Can capacity change during the contract?

Yes. Capacity flexes with demand: more blocks or buildings can be added as hiring or admissions grow, timed to your plan. For workforce housing, move-ins are scheduled in waves that follow the hiring plan, so capacity grows with headcount rather than ahead of it.

Who handles the landlord?

RoomPe does. RoomPe holds the lease and manages the relationship with the property owner, including upkeep and preventive maintenance of the building. The client never deals with the landlord: it works only with RoomPe, through one contract, one invoice and one point of accountability for the building and every service inside it.
